Last week we talked about the Skyrocketing costs of construction materials, especially lumber; and how these insane increases are effecting you as a new home buyer. 
Today I have better news for you! 

Attention Homeowners! This effects YOU!

In todays video, I’m going to give you  3 very cost effect ways you can renovate your existing home on a budget, and which building material costs have not spiraled out of control yet. 
Prices are soaring from everything to Lumber to a gallon of gas! 
 
You know you need to renovate your home, but you may be a bit reluctant to do so now because the price of materials are crazy right now.  
Don’t delay your projects by Putting these things off because you feel you will not get the level of ROI (return on Investment) you’re looking for, when selling. 
 
Not ALL building materials have skyrocketed. 
Here’s a few renovation projects you can still do and get that ROI you’re looking for: 
Again, think resale when making your material choices. If you have a luxury estate, it goes without saying..You’ll want the best. 
But For todays video we’re talking about renovations on medium prices homes. 

My first tip is Countertops 
# 1 Countertops 
Obviously, your kitchen would be the first place you’d want to update. 
If you’re going with Granite, Opt in for a level 2 domestic grade. Shop around and compare. You don’t have to go with an exotic grade to have something nice! 
But if you cannot afford doing the kitchen right now, start off with your baths. 
And here’s a money saving tip:  Ask the granite yard if they have any remnants large enough to do your bathroom. Sometimes you can get a high end grade for the price of a domestic level of stone. Also, there’s nothing wrong with having different countertops in separate areas. 
The median price for a decent granite will run about $45 a square foot. 

# 2 Flooring 
Replacing the flooring in your entire house can be a bit expensive. 
But depending on the type of flooring you choose, it doesn’t have to be. 
Replace your main living areas first. That includes your kitchen. If you have carpet in your bedrooms and it’s still in good shape, have it steam cleaned to determine whether you want to keep it or not for now. 
For the main living, definitely update with a hard surface material. Engineered wood is a very good choice. But if engineered wood is not in your budget, consider luxury plank vinyl.. This type of floor is not the laminate flooring that was popular several years ago..You know ..that type of flooring that sounds like hollow tapping when you walk across it. 
Luxury plank vinyl is durable,waterproof and has that engineered wood look for a fraction of the price of real wood flooring. 
Plus, it’s fairly easy to work with if you’re a do-it-yourself-er. 
The costs of this type of flooring is still affordable and will run you around $5 a square foot. 

# 3 Paint 
The cost of paint has only had a minimal increase in price, while still my #1 choice for the biggest impact when renovating and updating. 
The tan colors that were so popular 10 years ago are out! Then came the grays..Which are still popular..but everyone is doing it! 
Consider doing an accent wall in the main living area with light and calming colors that will open and refresh your room. 
Keep your room size in mind. Don’t go with a dark accent wall if you have a small space. Instead, go with a color that is 2 shades darker than your main walls. 
To complete the newly fresh walls, be sure to give the trim and baseboards a coat of semigloss white to make those new walls pop! 
So if the price of lumber has put your deck building plans on hold, these 3 renovation tips are still affordable and will add value to your home..especially if you are considering selling.
