As
you know, things are changing rapidly and the way we conduct business and real
estate is no exception. Sellers still need to sell and buyers still want to
buy. So how is this going to work? I think I've got the solution... I know I've
got the solution! So stay tuned, I'm going to show you how it's going to work...
Here's how the conversation went:
Lisa:
Okay, the buyer has arrived and we have just opened the
door. Judy, good morning.
Judy:
Good morning.
Lisa:
Are you ready to see this magnificent home?
Judy:
Yeah, sure am.
Lisa:
Okay. And we just walked into the foyer, Miss Judy, and to
the right is the formal dining room, gorgeous ceilings, entertainment area. Of
course this entrance leads to the family room and your little breakfast nook.
But let's go over here for a second. We have these niches that have a water
feature, gorgeous.
Lisa:
And as we continue on right, immediately to the left is a
beautiful powder room. And also finishing off this hallway is two separate
bedrooms. In a moment I'm going to show you that this is a beautiful Jack and
Jill situation. Would you like to see it?
Judy:
Sure.
Lisa:
Beautiful sinks, huh?
Judy:
I like that..
Lisa:
Yeah. And also a full bath and of course it leads out to
the second bedroom.
Judy:
It's nice.
Lisa:
This is a staircase that leads up to a game room. We'll go
up there in just a second.
Lisa:
Bistro tables with bar stools, but also what makes this
area nice is there's a full bedroom and bathroom here.
Lisa:
We're back out to the foyer now and we're going to the left,
I mean to the right again, to see the kitchen, but first of all I want to show
you this gorgeous entertainment area, full sink. Loads of cabinets in this
kitchen as well.
Lisa:
Look at this view that you have from the kitchen.
Lisa:
We walk around here to the family room.
Lisa:
A wonderful feature of this house. Check this out, Judy.
Lisa:
And wait until you see the master suite, Judy. It is
absolutely stunning. You walk through these gorgeous double doors and look at
your view. And as you walk into the master bedroom, just look at that view.
Judy:
Amazing.
Lisa:
Breathtaking. The TV pops out right out of the cabinet
there.
Judy:
Oh, okay.
Lisa:
You asked about a wet bar in the master bedroom? Yes,
there is one and here it is. And across the hall to the master suite is going
to be your master bathroom. Look at how magnificent.
Judy:
Oh, wow, yeah.
Lisa:
Isn't this lovely? Garden tub, and look at your view as
you're taking a bath.
Judy:
I don't know whether I like the inside or the outside
better. It's beautiful.
Lisa:
Oh, look at these double doors. I wonder what's behind
them. It is a majorly huge master closet.
Lisa:
And now we're in the front of the house, Judy. Take a look
at this gorgeous estate.
Judy:
Parking is on the side of the house, correct?
Lisa:
Actually, this is a three point turn for your guest.
Lisa:
You have a three car garage here.
Judy:
Did I notice a fountain out front somewhere?
Lisa:
You did. It's right over here.
Judy:
Oh, right there. Okay. All right. Thank you.
Lisa:
Is there anything that you'd like to see inside the home
again before we leave?
Judy:
I think we've pretty well covered everything.
Lisa:
Okay.
Judy:
You've done a good job.
Lisa:
Well I'm going to secure the house and I'll be with you in
just a second, okay?
Lisa:
In a minute I'm going to connect back to the buyer in my
car, but I want to just secure the house first and safely too. Of course I've
got the key here, got my gloves on, but as an extra precaution, I brought my
little Clorox wipes here. Just going to give it a little wipe and wipe the key
and anything that I'm touching. Of course I have my gloves on, but I also
touched the inside of the door.
Lisa:
I think sellers will appreciate this.
Lisa:
We're all set.
Lisa:
I sense you really love this house, Judy. Are you leaning
towards making an offer?
Judy:
I really do like the house. Yeah, I'd like to make an
offer.
Lisa:
Awesome. What I'll do is I'll get your contract ready to
go for your electronic signature.
Judy:
That would be fine. What are the chances of me seeing this
house, physically?
Lisa:
Oh, absolutely!. We definitely want you to
physically see the house. In our contracts, you're typically going to have 10
to 15 days for your inspection time, which is the perfect time for you to go
in. Of course, we're going to practice all the safety precautions and respect
the seller, of course, and practice social distancing.
Judy:
Sounds good, Lisa, thank you so much for today.
Lisa:
Oh, absolutely. And thank you for being so patient.
Lisa:
Worked out really well. Not only was I able to interact
with the buyer as if she was physically standing right next to me, the interior
of the seller's home was never touched. What a win-win for both seller and
buyer.
Lisa:
Although the world is going through some unprecedented
times right now. I strongly feel that I have a responsibility to continue the
same level of service both my sellers and buyers demand.
Lisa:
Going forward, I will conduct all showings in this manner. And promise to work on my camera skills too.haha
