                   5 Common Regrets


Are you a Millennial thinking about being a Homeowner and crazy worried about having regrets? 
Today, I’m going to give you some valuable tips to avoid some missteps that could trigger some of those feelings.


Before we get started, I know you’re probably scouring the net for any info you can get your hands on. You’ll want to  check out out my free Millennial Homebuyer Guide. # 5   Didn’t Get the Best Mortgage Rate?
A great mortgage rate can save you a load of money over time, and can make a difference on your monthly payment.
Your credit score is a huge factor in determining which rate you are qualified for. Obviously, the higher your credit score, the better your rate.
Sometimes, it’s the simplest of things you can do can make a positive impact on your credit score! Your Realtor should be able to hook you up with a great lender who can advise as to exactly what you need to do to get the best rate possible. Please don’t blow this step off…even if it means waiting another 30 days for your score to reflect the positive adjustment. You’ll be glad you did!

# 4 Mortgage Payment Too High?
When you are renting, Rent amounts can fluctuate based on supply and demand. When owning  a home, your payments are fixed. However, taxes, insurance and HOA fees can fluctuate. Just because the principal and interest payment fits your budget, Make sure the added costs of  property taxes, homeowners insurance and HOA fees are taken into account when you are budgeting your overall monthly payment.
The area you choose to buy in controls this factor. Again, your Realtor should be offering you solid advice how this effects YOUR personal situation.
 Fully understanding all the factors that make up your monthly payment will avoid having any surprises down the road once your in your new home!

# 3 Location?
Don’t be shy about hammering your Realtor with questions during your showings..Like:
What schools are assigned to the neighborhood?
How long is the commute to work during certain hours?

Any noise issues from nearby streets?
Are there any major building plans in the near future for the area?
How close is the neighborhood to outdoor activities such a parks, walking or hiking trails?
And finally, be proactive and inquire about what public local meetings are available to learn about what is on the horizon for your chosen neighborhood.
Avoid any feelings of regret by Knowing the answers to things questions and more! This empowerment will validate your good decisions when buying your home!

# 2 House Size?
If you are concerned about buying a home that maybe to large?...do some research.
Find out what your estimated electric, water and gas bills will be.
Are there any eco-friendly, energy efficient appliances in the home?
Has there been any renovations that can save you money in the long run?
Is there space to grow into?..maybe a place for a nursery? Or study?
Avoid having regrets about the size of home you purchase, by doing a little snooping and by taking in account your near future family plans.

And # 1 on our List.. Maintenance Costs More than you expected?
OMG! You’re in the house 3 months and the A/C quit working, you all of a sudden have this annoying bathroom drip and you discovered you have minor roof leak!
I not saying all this will happen to your home… But  $#%@  happens!
Now you’re kicking yourself from buying this house that is devouring your entire monthly budget!

Avoid these types of things by doing first things first..
Get a complete, professional Home Inspection of the home right away after getting into contract for the purchase of your new home….. EVEN if you’re buying New Construction! 
You’ll then have a formal report to indicate the items that may need repaired or replaced. If the seller cannot address these items prior to closing and you love the home so much that you continue to move forward with closing..

Then Make sure you budget for these things and have a home warranty policy in place.. Being prepared for those unexpected homeowner costs will definitely  go a long way to avoid any feelings of regret.
