do to make your homes’ value soar!
Last week I
talked about some decorating trends that are on their way out..
While most
of us probably will not be making major renovations like complete kitchen and bath
remodels, there are some low cost- big
impact things you can do to super boost your homes value.
If you’re
thinking that you may be putting your home on the market soon, you want to keep
in mind what most buyers today are expecting to see homes that have been
updated.
Of course
the list of modern amenities that buyers are demanding, changes with certain home price ranges. Today
we are focusing on homes in the average price range. And in the Greater
Lakeland area that’s around $250,000 and up to $300,000 depending on the
neighborhood.
# 1 Smart
Technology
Add smart enhancements like your thermostat, lighting switches, keypad door locks, and security cameras.
If you live in a community where there are a
lot of the homes look similar, adding these smart upgrades might be the winning
touch!
#2 Remove the Carpet
Hard surface flooring is a must
for a majority of all buyers. If you cannot afford to replace all the carpeting
in your home, at least do the living/family room and dining room.
Shiny new wood like flooring
will pay for itself several times over!
If your budget allows,
definitely go with engineered wood flooring opposed to laminate.
#3 Resurface your cabinets
If you
have wood cabinets that are looking worn, don’t replace them..that would cost a
fortune! Instead, resurface them. You could even paint them. But if you’re
going to paint your cabinets yourself, make sure you do all the proper prep
steps to avoid your work looking unpolished.
And for
all white cabinets, choose a trending color for the lower cabinets. They call
this the tuxedo look for 2020 kitchens.
Again keeping in mind what most buyers are
looking for in updated homes.

# 4 Upgrade your landscaping
Upgrading
your landscaping is the most cost effective way you can boost curb appeal for
that ‘first impression’. This also
includes your outdoor lighting.
Remove all
plants that you said ‘may come back in the spring’ 3 years ago. Replace them
with flowering shrubs to add as much color as possible. Add fresh mulch and
solar accent lighting.
And
while we’re outside, take a look at your front door. Because most of us do not
use our front door, it may have been a while since you’ve noticed it may need
to be painted.

Update your interior walls
Last
week I talked about how ALL gray everything is on the way out.. I got a few
emails from those who disagreed!
Let me
clarify a bit.. Gray as a neutral background color still seems to be popular.
However,
gray on gray on gray is becoming too predictable.
The
trending color for 2020 is a myriad of dark blue shades.
Update
your space by adding an accent wall of color. Replace older wall hangings with
a simple large piece. And finish the room with a coordinating rug and a few
pillows.
Painting
alone will significantly boost your profits!
