Today, I'm going to share with you my top secret weapons in getting your offer accepted in this hot sellers' market, and we're going to start right now.

So you're trying to buy a house and finding that there's not a whole lot to choose from in your price range right now. And when you do find a good one, there might be multiple offers already. So you say, "Okay, let's throw our hat in the ring. Let's make an offer," only to find out that maybe you've been beat out by a better offer. I hear this a lot. Yep, our inventory of available homes still is a bit low. So when there is a great listing that comes on the market, it is selling lightning fast. So how are you going to make sure that your offer is on the top of the pile? It's not always about the initial offer price.

Hi, I'm Lisa Kelly, Lakeland Homes and Lifestyles with Premier Realty. Today, I am going to show you how to have the very best chance of getting your offer accepted when you may be in a multi-offer situation. First, we'll start with the obvious things and how we can tweak the basics of your offer. If you're financing your new home, you already know that you need to have a pre-approval letter from your lender ready to attach to any offer, but we can do better than that. Already, have all your loan documents into your lender. That means your check stubs, your bank statements, tax returns, or anything else that your lender is asking you for to get the mortgage process started. By doing this now, you are showing the seller that you're being proactive and jumping on the mortgage process and may be able to close faster than their standard of 30 days.

A faster close date is very important to most sellers. Being able to put a shorter closing time on your offer looks a lot more attractive to a seller than the standard 30 to 40-day closing that most buyers submit. Now, for the top secret that is rarely used. I know this because in my 20-plus years of experience representing both buyers and sellers, I have only seen another realtor use this three times my entire career.

So here it is. Attach an escalation clause to your offer. You might be saying, what is that? It's quite simple. It's a document showing the seller that you're willing to pay X amount of dollars for the home, but if the seller receives an offer that's higher than yours, that you'd be willing to increase your offer by X amount of dollars. It doesn't matter if you're a cash buyer or a financing buyer. This works beautifully for both. You could put a cap on the clause, you can withdraw, you could have it in increments. And if the clause comes into play, the seller has to provide you, the buyer, as documented proof as justification for the increase. It's a win-win.

It could be designed any way you're comfortable with. Just make sure that you're comfortable with any price increases before you place your offer. By the way, the form I showed you is the form we use here in the state of Florida. If you're watching this from another state, ask your realtor for their brokerage's form. The important thing here is by attaching an escalation clause to your offer at the time of your offer, you are eliminating the seller's need to go back and counter the other ones and only consider yours. What a beautiful thing. Now, if you're financing, you might be competing against all cash offers, but don't let that scare you. The bottom line, meaning the seller's proceeds should be the most important factor in the seller's decision.

But we're not finished yet. There's one more thing that we should do to seal the deal to make sure that your offer is the clear choice. I will ask you to write a personal hand-signed letter to the sellers to attach to your offer. Make your letter short and make sure that you address the seller by name, tell them a little bit about your family, and tell them why you fell in love with their home. Maybe add that you love what they did with a particular decor in the home, or just simply that you appreciate how they obviously and lovingly cared for their home. And end the letter by saying that you would be honored if your offer was chosen. Of course, put all this in your own words, but these are the key things you need to put in that letter. I knew it might sound hokey, but it is very, very effective.

Now, you know how to make your offer stand out head and shoulders above all the rest when you're in a multi-offer situation. Do these three things, and I promise you, you are guaranteed results.
